Pre-construction and construction

Phase 1 consisted of the removal and replacement of 17 rooftop HVAC units and the extensive attached ductwork, in addition to electrical controls, lighting, roof drains and security fencing. The removal allowed for a complete stripping of the old roofing, including all curbs and a total replacement of torch-on roof before installing the new equipment.

Phase 2 involved selective demolition and the renovation of a 31,000-square-foot, two-storey facility with a gym, light-commercial kitchen, games room, handball courts, multipurpose rooms, reception, offices, washrooms, outdoor basketball courts and a community hall.

The renovation consisted of the removal of most interior walls to create open space, the creation of two openings on an exterior wall to accommodate new glass panels, a suspended wood ceiling was installed in the main hallway, in addition to new diffusers, lighting, audio and fire suppression equipment. Washrooms were modified, including the addition of an accessible washroom. A new office and reception area were created and furnished with workstations. All electrical and controls were upgraded, and mirrors and rubber flooring were installed.

Ventana created sequencing plans to maintain access to the operational community centre with minimal disruptions for patrons and employees.

Specifically, Ventana worked with the City of Richmond (City) and stakeholders to obtain their input for the sequencing plans. Access points for trades were clearly identified and delineated. The trades were engaged early to ensure complex sequencing in an operational facility was feasible and accurate prior to construction.

With the collaborative input of the City, Ventana, stakeholders and trades, we were able to implement sequencing plans that created minimal inconvenience to operations. The project was well received by the community and staff and is a good example of the quality of work and service we provide.
