Design-assist, pre-construction, value engineering, sustainable strategic planning and construction
The UBC School of Biomedical Engineering is 151,000-square-foot, five-storey academic facility with a 250-seat general classroom theatre, 120-seat lecture theatre, classrooms, teaching and research labs, and administrative and academic offices. The facility has one-level below grade and is targeting LEED® Gold®.
The project is currently in pre-construction and has had extensive BIM 3D modelling completed for takeoffs, visualization, and crash detection.
The south façade was identified during early discussion and budgeting that it was a premium cost that UBC Properties Trust (UBCPT) wished to spend in other locations within the project. Ventana worked with UBCPT, the prime architect and envelope consultants though numerous cladding and solar shading options to save $1,438,000 from the assembly for the south façade.
During an early building cost analysis, Ventana identified the vivarium concept as an expensive cost per square foot. We worked with UBCPT and the project team to redesign the three-level vivarium to a two-level vivarium with a side space and to realign mechanical and electrical systems, which saved $1,235,000 and two weeks on the overall construction schedule.
During the transfer slab and drop transfer beam review, a request from UBCPT for improved lecture theatre visuals and acoustic performance moved the transfer of building loads up in the building resulting in seismic driven drop beam details with hanging columns and slabs. With careful cost analysis and discussions on constructibility and material costs, the issues were resolved and a savings of $263,997 was achieved from the original pre- suggested change budget.
