Pre-construction and construction

Lake City Centre is a 105,000-square-foot, six-storey, Class A office and retail building situated above an existing parkade and the Production Way Bus Loop. It provides direct access to the Skytrain.

Lake City Centre was a complicated project due to its location above the operational Production Way Bus Loop and close proximity to the operational Production Way–University SkyTrain Station. Several six-foot diameter concrete columns were poured to support the super structure and lock in the foundation above Production Way Bus Loop.

Ventana’s team resolved the issue of working above an operational bus station by installing prefabricated concrete transfer beams while temporarily relocating the operational bus station. The large beams supported the structure throughout construction.

Two 80-foot escalators were brought onto the site through the parkade around the existing structure by fishing each through parkade columns as large single units.

Additional challenges on the constrained site included issues such as air and shoring rights, neighbouring property encroachment, site staging, crane swing, material deliveries, parking and neighbour relationship development, all of which were successfully addressed.
